Real Estate App Development and Property Software

Request, dispatch, close

Aranv brand pattern

What real estate software development includes

Aranv provides real estate app development and property software for brokerages, property managers and landlords: listing sites fed from the MLS, tenant and owner portals, maintenance and lease workflows, and AI assistants that answer inquiries and read leases, connected to the systems your team already relies on.

Most property businesses already use a property management system, a CRM and a listing source. We start by mapping which of these holds the truth for units, tenants, owners and leads, and we connect rather than replace wherever the vendor’s API allows it. Our custom CRM development page covers cases where an off-the-shelf CRM no longer fits.

Listing data comes with rules. RESO, the real estate data standards body, has deprecated the older RETS transport, and NAR requires association-owned MLSs to offer data through the RESO Web API. Each MLS also sets its own license terms for display, refresh timing and attribution, and we design around them.

How a repair request moves from tenant to closed work order

Request, dispatch, close

  1. 01 Tenant reports the issue A portal form or text message captures the problem, photos and access times.
  2. 02 AI sorts and prioritizes Leaks and lockouts are flagged as urgent; routine requests get a category and vendor.
  3. 03 Vendor receives the job The work order, unit details and tenant contact go to the right contractor.
  4. 04 Owner sees the cost Invoice and photos attach to the unit record and the next owner statement.

The same pattern works for leasing inquiries, renewals and move-out inspections.

Property management software and agent tools

Property businesses run on listings, leases and repair requests. Much of the work is coordination between people, which is where software helps.

Maintenance requests and vendor dispatch

Repair requests arrive by phone, text and portal, often without a photo or unit number. We build one intake that asks for both, sorts urgent issues such as leaks or no heat, sends the job to the right vendor and shows the owner the approved cost.

What we do

  • Request form with photos and unit
  • Urgency rules set by your team
  • Vendor assignment and job status
  • Owner approval above a set amount
  • Invoice linked to the unit record

Fair housing guardrails for AI replies

Automated replies to renters and buyers fall under the same fair housing rules as your agents. We restrict the assistant to listing facts and process steps, test it with questions designed to pull it off topic, and give a broker a regular sample of conversations to review.

What we do

  • Allowed topics agreed with your broker
  • Blocked answers about areas and groups
  • Test questions run before each release
  • Conversation logs kept for review
  • Handoff to a licensed agent

How we approach a project

AI fits the coordination work. An AI voice agent can answer calls about availability and book showings, an assistant can triage maintenance requests, and AI document processing can pull rent amounts, renewal dates and special clauses from leases. Comments on neighborhoods, schools or who a home suits are kept out, because fair housing law applies to automated replies as much as to people.

For tenant and agent apps on phones, see mobile app development. Larger platforms, such as a portal serving many owners and buildings, follow our web application development approach, with separate roles for owners, tenants, vendors and staff.

How we work

  • Listing data follows MLS rules
  • Fair housing rules shape AI answers
  • Each user sees only their data

Our Process

  • Step 1: Portfolio and systems inventory

    Portfolio and systems inventory

We list properties, systems, MLS feeds and who updates each record today.

  • Step 2: Journeys mapped by role

    Journeys mapped by role

Tenant, owner, agent and vendor journeys are drawn separately, since each needs different screens and permissions.

  • Step 3: Pilot in one building or office

Pilot in one building or office

A single site uses the tool first while we close gaps found in real requests.

  • Step 4: Roll out and train

    Roll out and train

We bring remaining properties across, train staff, and keep improving based on request and lead data.

Why Aranv for property software

Connect before replacing

We work through your property management system’s API wherever it allows, so accounting and leases stay where they are and staff keep familiar tools.

MLS terms built in

Display rules, refresh timing and attribution from your MLS license are part of the feed design from the start, not patched on later.

Separate views for each role

Owners, tenants, vendors and staff each get their own screens and permissions, so a vendor sees the job but not a tenant’s payment history.

Records cleaned before import

Tenant, unit and owner records are matched and de-duplicated first, and your staff check balances and contact details before go-live.

Real estate software FAQs

  • Should we build property management software or keep our current system?

Keep your current system if it handles accounting and leases well, and build around it: portals, automations and reports that use its API. A full custom build makes sense mainly for unusual portfolios, such as mixed commercial and residential, or for a product you plan to sell.

  • What can an AI real estate agent do?

It can answer questions about listed homes and rentals, collect a lead’s budget, timing and preferred areas, book showings into an agent’s calendar and send follow-ups. It hands the conversation to a licensed agent for advice, negotiation and anything beyond the listing facts.

  • Can you pull MLS listings into our website?

Yes, once your MLS approves a data license for your brokerage or its vendor. We connect through the RESO Web API, refresh listings on the schedule the MLS sets, and show the attribution and disclaimers its rules require.

  • How do you keep AI replies within fair housing rules?

We limit the assistant to listing facts and process questions, block answers about who a property suits or what an area is like for particular groups, log every conversation for review, and route sensitive questions to a person.

  • What affects the cost of real estate software?

The number of systems to connect, the user roles involved, whether you need phone apps as well as web, MLS licensing and refresh rules, and how much existing tenant and property data must be cleaned and moved. We estimate after a short discovery.
